INDIVIDUAL NOTARY SERVICES — FREE OF CHARGE

JJLBS Remote Closing and Notary Services provides individual/general notary services at no charge to the individual customer.

Individual Customer Fee: $0.00

This complimentary-service policy applies to eligible individual notarial requests accepted by JJLBS and completed remotely. Although Virginia permits a charge of up to $25 for an electronic notarial act, JJLBS elects to waive its notarial fee for qualifying individual customers.

All documents remain subject to eligibility for remote online notarization, satisfactory identity verification, and applicable Virginia notarial requirements.

REMOTE SERVICE DELIVERY

All JJLBS notary and loan-signing services are provided remotely.

JJLBS uses BlueNotary as its remote online notarization platform for online notarial sessions. Depending upon the transaction and platform requirements, the remote process may include:

Secure online appointment/session
Signer identity verification
Credential analysis and applicable identity-authentication procedures
Live audiovisual communication with the signer
Electronic signatures
Electronic notarial certificate
Virginia electronic notary seal and digital credentials
Electronic notarial journal/record
Audiovisual session recording as required
Electronic delivery or return of completed documents

No travel or in-person meeting is required for JJLBS remote services.

JJLBS does not select the notarial act for a customer when doing so would constitute legal advice.

Professional, commercial, lender, title, settlement, and signing-service assignments are separately priced.

Remote Online Notary — Commercial/Professional

Up to $25 per electronic notarial act

Virginia law permits a Virginia electronic notary to charge no more than $25 for an electronic notarial act.

Loan Signing Agent / Notary Signing Agent Services

A Loan Signing Agent (LSA) or Notary Signing Agent (NSA) provides assignment-level signing support for mortgage, lending, title, settlement, and related transactions. The professional signing-service fee compensates for the broader assignment workflow and is distinguished from the fee attributable to an individual electronic notarial act.

Remote-session coordination

Professional signing fees compensate JJLBS for the complete remote signing assignment, rather than merely the performance of a notarial act.

The existing JJLBS pricing structure identifies these professional services as including document and assignment review, signer scheduling, remote-session coordination, identity-verification/platform administration, signing-package facilitation, completion review, electronic document return/upload, status reporting, and electronic-notary recordkeeping.

Final professional assignment pricing is confirmed before acceptance. Pricing may vary based upon package size, number of signers, number and type of electronic notarial acts, platform requirements, transaction complexity, turnaround requirements, international or non-U.S. signer workflows, client-specific instructions, and after-hours service.

The existing JJLBS pricing policy likewise provides for adjustments involving unusually large packages, multiple signers, international/non-U.S. identity workflows, extensive client requirements, and rush or after-hours service.

Individual notary services being offered free of charge does not convert professional loan-signing, title, lender, settlement, commercial, or signing-service assignments into complimentary services.
