Once your appointment has been scheduled, you will receive a confirmation email with your appointment details and any additional instructions needed to prepare for your signing.


Step 2 – Prepare for Your Appointment

To ensure your signing proceeds smoothly, please have the following available before your appointment begins.

Required Identification (Mandatory)

Every signer must present one current, valid, government-issued photo identification that includes:

  • Your photograph
  • Your signature
  • A unique identifying number
  • An issue or expiration date
  • Your full legal name

The name on your identification should substantially match the name printed on your loan documents.

Acceptable Forms of Identification

Examples of commonly accepted government-issued identification include:

  • State-issued Driver’s License
  • State Identification Card
  • U.S. Passport or Passport Card
  • Military Identification (when accepted for the transaction)
  • Permanent Resident Card (Green Card)
  • Federally or state-issued government identification that satisfies applicable legal requirements

Loan Documents

Please ensure your loan documents have been received from your lender, title company, or settlement agent before your scheduled appointment.

Do not sign any documents before your appointment unless specifically instructed by your lender or title company.


Additional Documents (If Requested)

Depending on your transaction, you may also need:

  • Closing Disclosure
  • Certified or Cashier’s Check (if required)
  • Proof of Homeowner’s Insurance
  • Wiring Instructions
  • Occupancy Documentation
  • Any additional documents requested by your lender or title company

Identification That Cannot Be Accepted

For your protection and to comply with applicable laws and industry standards, the following generally cannot be accepted as proof of identity:

  • Expired Driver’s Licenses
  • Expired Passports
  • Expired State Identification Cards
  • Social Security Cards
  • Birth Certificates
  • Credit Cards
  • Debit Cards
  • Employee Identification Badges
  • Student Identification Cards
  • Membership Cards
  • Warehouse Club Cards
  • Library Cards
  • Temporary paper identification (unless specifically permitted by law)
  • Photocopies or scanned copies of identification
  • Photos of identification displayed on a mobile device (unless specifically authorized by applicable law)
  • Damaged, altered, illegible, or otherwise unreliable identification documents

During Your Loan Signing Appointment

Your Notary Signing Agent will:

  • Verify the identity of each signer.
  • Confirm each signer is willing and aware of what they are signing.
  • Witness signatures.
  • Perform the required notarizations.
  • Identify each document and explain its general purpose.
  • Ensure signatures, initials, and notarizations are properly completed before returning the documents.

While your Notary Signing Agent can explain the purpose of each document, they cannot provide legal, financial, or tax advice. Questions regarding loan terms should be directed to your lender, escrow officer, title company, or attorney.


Appointment Length

Most loan signing appointments are completed in 60 minutes or less.

The actual time may vary depending on:

  • The number of borrowers
  • Additional notarizations requested
  • Questions that require consultation with your lender or title company
